A sad unkept property transformed
This property is in Halifax HX3, Lee Mount. It was a very poorly looked after property. We acquired it direct from vendor who was unable to face the mess, smell and squaller of the property. It was purchased at below market value. A survey was carried out indicating no major defects. Purchase went through quickly and clean up began. The property needed rewiring throughout. The boiler was still usable but bath was replaced. As seen in the photographs the kitchen comprised of a narrow cramped galley space. It was decided to knock down the existing wall and open it up to include the living room. The main bedroom on the second floor is spacious and only required some of the walls to be re-plastered. The attic bedroom required insulation and stud wall to cover up the fireplace indentation. The walls were re-plastered and skimmed. New kitchen units have been fitted as well as oven, hob and extractor. Decorated throughout with new carpet flooring and vinyl laid in the bathroom and kitchen. Before refurbishment was completed the property was tenanted at £425 pcm. Yield on this property is 9 %. It is now a home, warm and comfortable providing shelter for a family, whereas before it was not fit for habitation.
